Everything: the room itself, heating, water, electricity, the internet and cable TV subscriptions, waiver-of-recourse insurance and the cleaning of shared areas. It is a flat amount with no year-end reconciliation.

By bank transfer, five days before the month preceding the one due. Our bank collects at the start of the month, and five days is what an international transfer needs to arrive.

One month’s rent paid into our account at signature. It comes back to you when you leave, once the inventory is done.

A standard one-year lease, tacitly renewed, with one month’s notice.

If the contract sets no end date — an internship or a fixed-term job, for instance — the minimum is two months: one month of rent and one month of notice.

Whenever you like, free of charge. Give us one full month’s notice, counted from the 1st of the month following your message, by email, text or phone.

Yes, as long as you tell us first. You then cover the municipal waste and sewerage taxes, which is a legal obligation.

Yes: desk, chair, bed with mattress, and a wardrobe or chest of drawers depending on the room. Bring your own sheets and duvet.

Unlimited high-speed internet over Wi-Fi throughout the house and by cable in each room. Cable TV with a decoder in the living room, and a coaxial socket in the bedrooms — bring your own set.

Not the shared areas; someone comes for those. Your room is yours to keep, and the garden is the one task left to the house. The mower is provided.

Yes. Every house has somewhere to store the pieces you do not need. Please leave the wardrobe where it is — it does not survive many moves.

A few nights, no problem. A house built for six or seven becomes unliveable if everyone moves a partner in: the room should not become a home for two.

Seven days a week, daytime or evening. We agree on a day and a rough time, and you call ten minutes before arriving. No stress.
