House sharing, in practice

You rent one furnished room in a shared house. The lease is in your name alone: you neither guarantee nor answer for the other tenants.

What you rent

A private room with its own key, furnished with a desk, a chair, a bed with mattress and a wardrobe or chest of drawers. Depending on the room, add a washbasin, a fridge, a private shower or a private toilet.

What you share

The fully equipped kitchen, the living and dining rooms, one or more shower rooms (three people per shower at most), the garden, and in some houses the garage or cellar.

Your lease

A standard one-year contract, tacitly renewed, with one month’s notice. For an internship or a fixed-term job we write the lease for exactly as long as you need, and extend it if you land a permanent role.

Your neighbours

Mostly cross-border commuters aged 22 to 30 working in finance, audit, IT or services. The houses are mixed, with no selection on age, nationality or gender.

What it costs, all in

The rent

A flat monthly amount between €585 and €795 depending on the room, ideally paid by transfer five days before the month it covers.

The deposit

One month’s rent, paid into our account at signature and returned when you leave.

Anything else

Nothing, apart from the municipal waste and sewerage taxes if you choose to register your address at the house.

The few rules

  • The houses are non-smoking, indoors and in the stairwells.
  • Guests for a few nights are fine, but a room does not turn into a home for two.
  • No holes in the walls without asking us first — the rooms would end up like Swiss cheese.
  • The garden is the one job we leave to you. The mower is provided.
  • We come by for maintenance and repairs, never to check up on you.

What the rent covers

The rent is a flat monthly amount. Here is exactly what it pays for.

  • The furnished room: desk, chair, bed, wardrobe or chest of drawers
  • Heating, water and electricity
  • Unlimited high-speed internet, over Wi-Fi and by cable in every room
  • Cable television in the living room and in the bedrooms
  • Regular cleaning of the shared areas and shower rooms
  • Waiver-of-recourse insurance, which will not come after you
